The proposal, currently before the Northern Beaches Local Planning Panel following assessment by Northern Beaches Council, would see a purpose-built golf studio constructed alongside the club’s existing pro shop.

According to the development application, the new building would feature six enclosed indoor hitting bays where golfers can practise by hitting balls into contained netting. Two additional teaching bays are also proposed for golf instruction. The design includes a connecting balcony and partially enclosed walkway linking the new building to the nearby pro shop.

The proposal also includes a range of supporting amenities. Plans include a room suitable for physiotherapy or other health and wellness treatments, along with a sauna, ice baths, change rooms, showers, toilets and a lounge area for members using the facility. The ground floor has also been designed to accommodate the storage and charging of electric golf carts.

Planning documents submitted with the application indicate that vegetation management will be required to accommodate the development. More than 20 trees are proposed to be removed as part of the construction process. To offset those losses, the landscaping plan includes the planting of 52 replacement trees across the site.

In its assessment of the proposal, Northern Beaches Council concluded the development is suitable for the location and recommended approval, subject to conditions. The council’s report found the proposal would not create unacceptable impacts on local biodiversity, that the building’s height is compatible with surrounding structures within the club grounds, and that it is positioned more than 150 metres from the nearest residential properties.

The proposed facility would remain ancillary to the club’s existing recreation use and would be available only to club members and their guests, rather than operating as a public sports venue.

Planning documents describe the building as an addition to the club’s existing golf facilities, incorporating practice areas, teaching bays and health and wellness amenities.

The development application, listed as alterations and additions to an existing commercial development associated with an outdoor recreation facility, is scheduled to be determined by the Northern Beaches Local Planning Panel.

If approved, the project would add new indoor practice, teaching and supporting amenities to the club.
